Value Added Properties

Cal X Properties LLC is privately owned, administering, developing and managing real estate. Our prime interest is in ‘value added’ investments. Normally, we are self-funded by partners.

What We Are Looking For: partially occupied / vacant retail, industrial and office properties with a strong value added component. We will purchase vacant properties.

Typical Price Range: $1,000,000 to $25,000,000 or properties larger than $30,000,000 will also be considered.

Preferred Locations: Properties located in major metropolitan areas, secondary markets and areas with a minimum population of 50,000 within a ten-mile radius and an average household income of at least $40,000. Preferred markets include Alabama, Arkansas, Arizona, California, Colorado, Florida, Georgia, Idaho, Kansas, Louisiana, Nevada, New Mexico, North Carolina, Oklahoma, Oregon, Pennsylvania, South Carolina, Tennessee, Texas, Utah, Virginia and Washington.

•Industrial (minimum 50,000 SF) – Target price range is from $10-$30 PSF.
•Office Buildings (50,000+ SF) – Prefer 30% occupancy with PSF less than $80.
•Value Added Projects / Redevelopment
•Hotels with commercial components

•Vacant “Big Box” space – any size both Retail & Industrial over $2,000,000
•Properties with upside potential

*We are also interested in purchasing performing or non performing notes.

We are ready to close deals in a short period of time all cash or with assumption of favorable financing.

We require complete, reliable information in order to respond. Brokers will be protected, but we cannot recognize improper submissions. We take pride in our quick response on all proposals. Submissions should include:

-Physical location, map, description of trade and current demographics
-Site plan along with pictures of the property
-Income and expense statements
-Tenant information and financials, if available
